Keep every broker's license renewed on time

A real estate broker license is renewed with the issuing state on its own cycle, with broker-specific continuing education: two years in Texas and New York, four years in California. An expired broker cannot perform licensed activity, and in Texas the sponsored sales agents become inactive.

A real estate broker is the licensee who is responsible for a brokerage: brokers can sponsor and supervise sales agents (Texas Real Estate Commission), hold the license on behalf of the brokerage as the representative broker (New York Department of State), or act as the designated officer of a licensed corporation (California Department of Real Estate). A broker license is therefore the license on which the whole office depends, and the state examples below show that it is renewed on the same cycle as a salesperson license but with broker-specific education.

The broker license is harder to obtain than a salesperson license. Texas requires at least four years' active experience as a licensed sales agent or broker during the 60 months before the application, 720 experience points, and 900 classroom hours of qualifying education (270 hours of core courses plus 630 hours of related courses including the six-hour Broker Responsibility Course). New York requires at least two years' experience as a licensed salesperson or three years in the general real estate field, the minimum experience points, 152 hours of qualifying education and a state examination. California requires two years of full-time licensed salesperson experience within the last five years (or equivalent experience, or a four-year degree with a major or minor in real estate), eight college-level courses and the broker examination.

Renewal cycles from the official pages read on 14 October 2026: in Texas a broker must renew every two years; TREC sends a renewal notice about 90 days before expiry and renewal is not possible before the notice arrives; an active renewal requires 18 hours of continuing education including Legal Update I and II (8 hours), the six-hour Broker Responsibility Course, 3 hours of contract-related coursework and 1 hour of elective CE; late renewal is possible up to six months after expiry, reinstatement from six months to two years, and after two years the broker must reapply and pass the examination. In New York a broker license is good for two years, the Department of State sends an email and postcard reminder three months before expiry, and all licensees must complete 22.5 hours of approved continuing education per term. In California licenses are issued for a four-year period, the DRE emails a reminder about 90 days before expiry, and a broker renewing for the first time must complete 45 clock hours including six three-hour courses (Ethics, Agency, Fair Housing, Trust Fund Handling, Risk Management, and Management and Supervision); subsequent renewals also require 45 hours, with a nine-hour survey course covering the seven mandatory subjects or the subjects taken separately.

The state examples are from the Texas Real Estate Commission, New York Department of State and California Department of Real Estate pages listed under sources, read on 14 October 2026. Other states have their own terms and education rules; check the real estate commission of the state that issued the license. TREC also lets a broker who has not finished CE by the expiry date pay a deferral charge and stay active for a further 60 days.

Who is responsible?

The broker renews with the state and completes the continuing education; nobody else can do it for them. Because the broker's license carries the office, the brokerage should track it as its most important date. In Texas, if the designated broker's license expires or goes inactive, the sales agents sponsored through that broker become inactive; in New York, associate brokers and salespersons can only renew if they have a sponsoring broker, so the representative broker's status affects every renewal in the office.

If the deadline passes

A broker with an expired license may not perform activities that require a license, even where the state allows a late renewal (California: two-year late renewal period with no licensed activity until renewed; Texas: renewal up to six months after expiry, reinstatement up to two years; New York: no grace period, two years from expiry to renew, after which the broker must meet the current education requirements and pass the state examination again). Texas also states that after two years past expiry the broker must reapply and pass the examination.

Broker-specific continuing education

Each state adds management content to the broker's education. Texas requires broker applicants, brokers and delegated supervisors to complete the six-hour Broker Responsibility Course as part of the 18-hour CE requirement. California requires a broker renewing for the first time to take a three-hour Management and Supervision course in addition to the five subjects salespersons take, and includes the subject in the nine-hour survey course for later renewals; California CE course credit expires four years after completion, so courses from a previous renewal cannot be reused. New York removed the 15-year broker exemption from continuing education: since 1 July 2021 all licensees except attorneys admitted to the New York State Bar must complete the 22.5 hours, including cultural competency, implicit bias, ethical business practices, recent legal matters, fair housing and agency law. Record the education deadline as its own date so the courses are finished before the renewal window closes.

Tracking it with ExpirySuite

  1. Add each broker and record the license expiry date printed on the license, plus the issuing state so the right term applies (2 years in Texas and New York, 4 years in California).
  2. Reminders arrive 60, 30, 14, 7 and 1 day before the expiry date and on the day itself, which falls inside the roughly 90-day window in which Texas and California send their notices and New York opens renewal.
  3. Add a second record for the continuing education deadline so the broker-specific courses are finished before the renewal is submitted.
  4. Assign a responsible person (for example the office manager or compliance lead) so someone other than the broker also gets the reminder.
  5. If a date passes, managers get overdue reminders 3, 7 and 14 days later.
  6. Ask the broker to upload the renewed license certificate through a secure upload link, valid for 14 days; no account is needed.

Frequently asked questions

How is a broker license different from a salesperson license?
The broker is the licensee responsible for the brokerage: in Texas brokers sponsor and supervise sales agents, in New York the representative broker applies for and holds the license on behalf of the brokerage, and in California a corporation is licensed through its broker officers. Getting the license requires experience as a salesperson (Texas four years, New York two years, California two years) plus additional education and a broker examination.
How long is a real estate broker license valid?
It depends on the state: two years in Texas and New York, four years in California. The expiry date is printed on the license.
What continuing education does a broker need?
Texas: 18 hours per two-year period including Legal Update I and II, the six-hour Broker Responsibility Course, 3 hours of contract-related coursework and 1 hour of elective CE. New York: 22.5 hours per term with the mandatory topics. California: 45 clock hours per four-year period; a broker renewing for the first time takes six separate three-hour courses including Management and Supervision, a two-hour implicit bias course and at least 18 hours of consumer protection courses.
What if the broker license has expired?
Texas allows renewal up to six months after expiry and reinstatement up to two years, after which the broker must reapply and pass the exam. New York allows renewal for two years after expiry with no grace period for working. California allows renewal during the two years after expiry, with no licensed activity until it is renewed.
